What Should You Expect to Pay for Housing in Ras Beirut? A Benchmark for a More Transparent Rental Market
The Beirut Urban Lab, in collaboration with the Beirut Growth Lab, publishes the Rent Benchmark for Ras Beirut. Developed through the City of Tenants project, the benchmark draws on rental data reported by tenants to estimate expected rents across Hamra, Manara, Ain El Mreissé, and Jounblat. It provides prospective tenants with an independent reference for assessing and comparing rental offers based on apartment size, location, quality, and other housing characteristics.
The benchmark is published in response to growing housing pressures in the shadow of war and displacement, and the increasing need for reliable information about Beirut’s rental market. Prospective tenants navigate a market where rental price information is scarce, agreements are largely informal, and asking prices are hard to assess. With no centralized benchmarks or clear references, homeseekers often rely on asking prices set by landlords and real estate agents, making it difficult to determine how these prices compare with rents for similar apartments in the area.
The benchmark does not define what constitutes a fair rent, nor does it address the broader challenge of housing affordability. Rather, it makes rental market information more visible, providing tenants with a reference that may strengthen their position when searching for housing and negotiating rental agreements. At a moment when war and displacement are intensifying Beirut’s housing crisis, access to rental information can provide a starting point for more equitable negotiations. Yet transparency can only go so far. Addressing housing affordability requires intervention beyond individual negotiation, through wider policy and regulatory responses that advance the right to housing.
